DAY TO DAY OPERATIONS

Senior management at the corporate level average over 20 years of tenure with American Liberty with management services provided by corporate and regional staff. This spectrum of service includes Rooms Department, Food & Beverage Operations, Sales & Marketing, Human Resources, Safety & Security, Maintenance & Engineering, and Capital & Financial Management. Our monthly reporting systems are geared to provide ownership with timely and concise operations information as well as critical financial data.

 

TECHNICAL SERVICES

Strategic planning related to pre-opening development and/or renovation consultation is available to walk ownership through these stages of development, enhancing the project’s potential for short and long term success. Services can be provided to include construction or project management, purchasing, on-site supervision of installations, pre-opening marketing and public communications, management information and telephone system installations, due diligence analysis, franchise selection, repositioning strategy and staffing.

 

ACCOUNTING SERVICES

Recognizing that successful hotel operations begin and rely on the implementation and maintenance of internal control procedures, American Liberty prides itself in its use of a structured approach to financial controls and expense management. ALH utilizes a linked centralized accounting model that measures property level spending thresholds against budgeted expense ratios and revenue assumptions; thereby allowing on-site management to operate the property with daily review from our corporate level accounting professionals. Our staff of hospitality accountants are poised to implement a program of full service accounting functions, utilizing a networked computer system for processing invoices, the generation of accounts payable checks, the timely documentation of financial data for monthly financial statements, assistance in developing property-specific operating and capital budgets, and a complete range of payroll and purchasing services.

 

DUE DILIGENCE REVIEW

In order for prospective owners to carefully assess the market value and physical condition of assets under purchase agreements, a comprehensive inspection and evaluation of the property is critical in making acquisition decisions. The results of our study will be presented with commentary and critical supporting documentation.

The analysis includes a survey of furniture, fixtures, and equipment; a review of the property’s current marketing plan to determine the effectiveness and appropriateness of the plan related to anticipated results; staffing and payroll audits including ratio analyses and comparative studies to industry standards; a review of encumbered leases and service agreements; a review of collateral materials relative to the promotional plan for the property; an operational assessment to determine current customer satisfaction issues, general housekeeping conditions, and employee motivation dimensions; a determination as to the general maintenance condition of the soft goods, appliances, fixtures, and equipment, grounds and public spaces, and evidences of deferred maintenance; a competitive analysis of competing properties to include rate, RevPAR, occupancy penetration, general condition, features and benefits, and potential new competition; and a schedule of assumptions including five or seven year proformas, and other investment assumptions to prepare the owner for the future physical and financial health of his investment.

 

CONSULTATION

ALH offers professional consulting services in any area of hotel operations, sales and marketing, food and beverage, development, refurbishment and/or repositioning, and project management.

In addition to the professional support of its own staff of experienced home office associates, ALH has the ability to draw upon a broad network of outside professionals, whose talents, skills, and experience have been successful in particular areas of their expertise. These areas include: strategic services, architectural and design services, asset turnarounds, property and asset management, food and beverage operations, sales and marketing, advertising and public relations, accounting, energy management, maintenance and capital improvement planning, franchise feasibility, acquisition and disposition, brokerage services, engineering, employee leasing and recruitment, tax planning, and risk management.

All of ALH’s team of outside consultants have substantial hotel background and experience; and on many occasions have complimented the efforts of American Liberty, resulting in a successful project.
